FAQ — Coastal Virginia Home Watch

Question 1

What exactly is a home watch service?

Accepted Answer

A home watch service provides regular inspections of your vacant or unoccupied property. We visit your home on a scheduled basis, check for any obvious issues — water leaks, HVAC problems, pest activity, storm damage, and more — and send you a detailed report with photos after every visit. Think of us as your eyes and ears on the ground when you can't be there.

Question 2

How often will you check on my property?

Accepted Answer

We offer weekly and bi-weekly inspection schedules depending on your needs and the time of year. Many clients opt for more frequent visits during hurricane or vacationing season and less frequent checks during quieter months. We'll work with you to find the right cadence.

Question 3

What does the inspection report include?

Accepted Answer

After every visit, you'll receive a written report with timestamped photos documenting the visual condition of your property — interior and exterior. We note anything that needs attention, flag any concerns, and recommend next steps when needed. All reports are archived digitally so you have a complete history.

Question 4

What happens when a storm is approaching?

Accepted Answer

We monitor weather forecasts closely. When a significant storm is forecast, we'll contact you to confirm your preferences and then prepare your property — securing outdoor items, checking storm shutters, clearing gutters, and documenting the pre-storm condition. After the storm passes, we'll conduct a post-storm inspection and send you a full damage assessment report as quickly as possible.

Question 5

Can you coordinate repairs and maintenance?

Accepted Answer

Yes. We have a network of vetted, trusted local contractors for everything from plumbing, HVAC, landscaping, and beyond. When we identify an issue that needs professional attention, we can get quotes, coordinate the work, oversee the job, and verify completion — all on your behalf. You approve any work before it begins.

Question 6

Will my homeowner's insurance require home watch visits?

Accepted Answer

Many insurance policies have vacancy clauses that can affect your coverage if a home is unoccupied for an extended period (often 30–60 days). Regular home watch visits can help satisfy these requirements and demonstrate due diligence. We recommend checking your specific policy and can provide documentation of our visits for insurance purposes.

Question 7

How much does home watch service cost?

Accepted Answer

Pricing depends on the size of your property, visit frequency, and the specific services you need. We offer customized service plans rather than one-size-fits-all packages. Contact us for a free consultation and a quote tailored to your property.

Question 8

How do I get started?

Accepted Answer

Simply reach out by phone, email, or through our contact form. We'll schedule a free consultation, walk through your property together, discuss your needs, and put together a customized service plan. Most clients are up and running within a week of first contact.
